Where Do We Advertise?
There are a number of online private advertising sites to choose from, a new one seems
to spring up every day, however, they also disappear just as quickly, so it pays to advertise with one
which has been around a long time and is well established. There is really only one other similar site
which has been around as long as us.
How Much Does it Cost?
Some
sites, including us, offer free adverts, but you really don't get anything worthwhile for free, when
you are selling your largest asset, it makes sense to market it properly and get the best possible price

How do people get in contact with me?
Your
advert will have a "Contact Vendor" button for interested parties to click, this will allow them to
fill in an enquiry form with a message to you and their contact details. This will be sent from our
web site in a secure manner so that your email address remains private. You can then choose whether
you want to get in touch with the enquirer, or to ignore them. Some of our adverts allow you to put
up your direct telephone number, this works well for some people, but we would recommend that you use
our secure method in order avoid unwanted calls.
I
am with a Sole Agent!
You can sell your home privately
and NOT pay the agents commission. As we are not an Estate Agent, it is you that
is selling your home, not us, you are merely using us as an advertising medium,
therefore, there is no conflict with sole or multiple agency agreement. Its the
same as placing an advert in your local paper.
Can I use an Estate Agent at the same time?
Yes, we highly recommend this approach. This maximises your exposure ensuring you achieve the
best price. Your property will be advertised in your local property paper and in the estate agents window.
We recommend choosing an agent who advertises on Rightmove.co.uk, FindaProperty.co.uk or www.Primelocation.com.
We are unable to advertise on these sites as they only accept properties from Estate Agents.
You do not charge commission, why?
Correct,
we charge just for the advert. With private house sales no commission is ever payable to us. If
we charged commission, we would be an Estate Agent. Our mission is to give the public a Real Alternative
when it comes to privately selling or letting their homes.
Does it work?
Yes, on 15th June 2007 that a survey conducted by Alliance
& Leicester has found that private home-sellers using websites to market their properties have sold
their homes in an average of less than two months while those using the more conventional estate agency
route were taking over three months. 8% of the 2,384 people interviewed said they had used Private Property
Sales sites.
How do I value my property?
The value of your property is simply the price a buyer or tenant is willing to pay. Do
not be tempted to price too high or you simply will not receive any viewings. Search for similar properties
in your area on our partner sites and rank your home against them. Secondly you can find the actual
price a property has sold for at www.HouseSoldPrices.com. This is all the Estate Agents and Letting
Agents do to value a property.
Do I legally need an
Estate Agent ?
No!, all Estate Agents do is introduce buyers to sellers, and tenants
to landlords. They have no legal function.
How does
the free option work?
You are limited to just putting up
a brief advert with one small photograph. No description, just the number of
bedrooms and receptions etc. A free advert will only be shown at our web site,
no others, and will not be indexed by Google, Yahoo or any other search engines.
You will also have to upgrade to a paid advert if you get a request for a
viewing and want to reply to them. However, its good way of try before you buy.
If you get no contacts, you don't have to pay!
How many
photos can I display?
One photo on our free advert, and

How many other sites will my advert appear on?
Some of our competitors will tell you that your advert will appear on thousands of other sites,
but they cannot list them all because theres so many out there, however, theres really only a handful
worth appearing on as these account for 99% of the market. Our adverts cover these important portal
web sites, so you get maximum exposure.
What is very important is
how your advert looks, because even if your advert appears on one million other
sites, viewers will still have to click through to the actual site the advert is
on to see your property particulars in full and to contact you. We believe our
adverts really set off your property to look at its best, so you have a higher
chance of being contacted for a viewing.
How long does my advert appear for ?
Your advert will stay on our site until its sold.
How will I know who has seen my advert?
All of our paid adverts have hit
counters which let you know how many times your advert has been seen and also when the last time was.
This information is private and only available to you through your control panel.
